Online Booking Safety

All vacation rentals listed on our website are hosted by Marysia. Her direct link & Airbnb profile is here. If you have not met us before, we require all bookings to be performed on Airbnb. Not only does this protect us, it ensures you have the full backing and support of the Airbnb platform. After you have completed a successful booking at one of our properties, if the owner allows it (not all are registered with the State), you have the option of booking directly with us for a future stay. Of course, you may always choose to remain on the Airbnb Platform.

Vrbo: Only the Brookside Getaway is also listed on Vrbo by Marysia. None of our other listings are on Vrbo. Vrbo is being trialed to expand our audience. Please note that rates may be different on Airbnb and Vrbo due to the structures of those platforms and the fees they charge both the Guest and the Owner. We still recommend Airbnb due their generally good customer service and consistency for you, the Guest.

Safety While on Your Vacation

Each listing contains a Carbon Monoxide and Smoke Alarms, maintained by the owner. If an alarm is sounding, first assess if it is a Carbon Monoxide or a Smoke Alarm. If it is Carbon Monoxide, evacuate immediately, dial 911, and after you are safe, alert your Host so we may assist. If a smoke alarm is sounding, and you are cooking or there is no apparent fire, please alert your Host so we may assist. If there is any sign of Smoke or Fire, evacuate yourself to safety immediately, dial 911, and after you are safe, alert your Host.

Each home is secured with a deadbolt lock. For general peace of mind, whether you are staying with us or at your own home, valuables should not be left in open view in your vehicle(s). If you are ever concerned for your safety or the safety of others, please dial 911 for police assistance.

Noise Complaints

Our listings are located in residential areas. We strive to be good neighbors with the full time residents that surround your rental. Please note most communities have strict noise ordinances and if the police are called, they will issue a fine (especially Plymouth). Please be respectful and keep audio/TVs at reasonable volumes. Your party should not be able to be heard outside the home (ie: in the condo next door) or at the property line (for our single family rentals). Quiet hours are generally 10pm to 8am.

No Parties

All locations have a strict no parties policy. We understand people want to celebrate: with prior written permission, we may permit a small gathering above and beyond the initial guest list. Examples of past successful gatherings include a bridal shower, a baby shower, and a birthday gathering. 

No Smoking

All locations have a strict no smoking policy. Where permitted, smoking may be available on the driveway or in a designated smoking area (at condos). Inquire with your Host for more information. We work really hard to maintain these homes just the way we would like it; smoking adds too many negative variables. No drugs nor illicit substances may be consumed on the property or be in your possession.

If smoking is permitted on the driveway, Guest must take all butts with them. Guest is responsible for fees for any forest fires started by smoking/butts.

Minimum Age to Book: 25

Our minimum age to book is 25 and may be higher in some instances. The main guest must be present on the property at all times with your other guests, especially if minors are part of your guest list. Absolutely no underage drinking allowed.

Forest Fires / Fireworks

In the White Mountains forest fires are a real hazard. While fireworks are legal in New Hampshire, they are NOT allowed at any of our listings. Not even a simple sparkler or firecracker. NO FIREWORKS.

No fires are permitted at any of our locations except the propane grill (if supplied), or the pellet stove / fireplace (if provided). If Guest is unsure of how to operate, they must contact their Host for instructions and guidance.

Snow & Ice Hazards

Driveways, roads, sidewalks/walkways, steps and entrances are not going to be free from snow or ice hazards like in the City. Our listings are in mountainous and wilderness locations. The weather is brutal in the winter and changes at a moment's notice. Guest should be prepared for hazardous conditions at all times. Where feasible, sand/salt and shovels are provided for Guest use. Guests should have appropriate winter clothing for sub freezing temperatures, wind chill protection, snow/hiking boots, crampons, and other assistive devices during the winter months. All driveways and walkways are cleared either by condo associations or contractors prior to or during the Guest's check-in. During snow storms, expect delays with the clearing of parking areas. 

Flash Flooding

Flash flooding is a major risk in mountainous and lake areas. It can be sunny out but after a rain storm water drains down valleys and streams and can rapidly rise at any time, without notice. Some streams only run during flooding events and may otherwise look innocent when not flowing. Take note, observe your surroundings, and exercise extreme caution if choosing to explore away from our listings (whether that be in the woods, a hiking trail, or even a bike path).

Electrical Outages & Electric Surges

Being in the mountains (or valley of Newfound Lake) amplifies the effects of lightning storms. These experiences can be enjoyable to watch from the safety of your rental, but can easily destroy personal electronics. Electronics should be unplugged from outlets during electric storms. Guest should supply appropriate surge protection for personal electronic devices.

While relatively rare, electrical outages do occur more frequently up here than in the City. Those requiring electronic devices for life sustainment should bring a battery backup of sufficient quantity to allow you to evacuate in the event of an extended electrical outage.
